Premium Rentals
Long-term rentals in Sofia. This service is for landlords looking for a reliable tenant and stable occupancy, and for tenants looking for a suitable home and a clear lease.
Two sides of the same relationship
A rental that works is not simply a signed contract. For a landlord, the risk sits in the tenant, the terms and what happens after the keys are handed over. For a tenant, the uncertainty sits in what the lease actually says, what the monthly costs really come to and whether the neighbourhood will suit daily life. Most disputes begin with something that was never written down.
How we work with both sides
For landlords we position the property realistically, qualify applicants, agree sound terms and document the handover in writing. For tenants we take a brief, shortlist homes that genuinely fit, explain the conditions in full before any signature and support the move-in. In both cases the facts — rent, maintenance fee, deposit, parking, utilities, pet policy and availability — are on the table from the first conversation.

What the service includes
- For landlords: rental positioning based on current market evidence
- For landlords: tenant qualification, references and negotiation of the lease terms
- For landlords: a documented handover with a full inventory
- For tenants: a requirements brief and a shortlist that fits the way you live
- For tenants: full disclosure of rent, maintenance fee, deposit, utilities, parking and pet policy
- For tenants: prepared viewings, neighbourhood context and support at move-in
- For both: bilingual lease agreements and one clear point of contact

Lease and handover
A bilingual lease, agreed terms and a documented handover with inventory.
Scope and conditions
- We work with long-term rentals only.
- Rent, maintenance fee, deposit, parking and utility arrangements are disclosed before a viewing is arranged, wherever they are known.
- Ongoing management of the property after the tenancy begins is a separate service.
- We never describe a property as suitable for a particular nationality, religion or any other protected characteristic.
